FishHawk is a master-planned area of unincorporated southeastern Hillsborough County, about 20 miles southeast of downtown Tampa, with Lithia mailing addresses and the Alafia River as its northern edge. It is defined by FishHawk Ranch, a Newland community of distinct villages developed over about two decades. The community has its own town center, a network of amenity clubs and more than 25 miles of trails, with Lithia Pinecrest Road and FishHawk Boulevard as its main roads.
Living in FishHawk: Park Square
Park Square is FishHawk Ranch's town center: a 2-acre plaza and park with an outdoor amphitheater and an interactive fountain, surrounded by shops, restaurants and offices. The FishHawk Ranch HOA office is on its second floor. Next door, the Palmetto Club has a ballroom, conference room, veranda, garden and catering kitchen, and residents can rent it for events.
Amenity centers, parks and trails in FishHawk
Each club serves a different part of the community:
- The Osprey Club on Osprey Ridge Drive: a fitness center, a 34-seat movie theater, a Junior Olympic-size pool, a water playground, and tennis and basketball courts. The community development district (CDD) office is here too.
- The Aquatic Club: a resort-style pool with a water slide, a lap pool and a fitness center.
- The Starling Club: a fitness center, a game room and two dog parks.
- Hawk Park: a fitness center, a softball field, and tennis and pickleball courts.
- Also: a roller hockey court and the FishHawk Ranch Tennis Club.
More than 25 miles of trails link the villages past ponds, boardwalks and preserved land.
On FishHawk's northern edge along the Alafia River, Lithia Springs Conservation Park has a spring that stays about 72 degrees for year-round swimming in timed sessions, plus hiking trails and a 45-site campground. About 6 miles southeast, Alafia River State Park has hilly mountain-bike trails on a reclaimed phosphate mine and about 20 miles of hiking and equestrian trails. All of its trails are open except two bike trails, Gravitron and Gwazi Berm, which have been closed since November 2025.
Getting around FishHawk
The main entrance is off Lithia Pinecrest Road. From there, FishHawk Boulevard runs west toward Boyette Road, and Lithia Pinecrest Road runs north to Bloomingdale Avenue toward Brandon and Valrico. Most drives to downtown Tampa take I-75 north to the Selmon Expressway. Brandon's shopping district is about 12 miles north.
Homes in FishHawk
Homes range from townhomes to large single-family homes on preserve and pond lots across FishHawk Ranch's villages. The FishHawk boundary also takes in neighboring subdivisions the market treats as FishHawk, such as Fish Hawk Trails, Channing Park and Creek Ridge Preserve. The developer has closed out FishHawk Ranch. The Fishhawk Ranch CDD, formed in 2019 by merging three earlier districts, maintains the community's stormwater systems, parks, trails and amenity centers, and a separate HOA handles architectural review.
